This notice serves the Town of Oromocto’s intention to amend its Zoning By-law.
Proposed By-Law 522-G, A By-Law to Amend the Zoning By-Law, rezones property at 819 Waasis Road from:
· Residential Zone One (R-1) to Residential Zone Two (R-2),
· Residential Zone One (R-1) to Residential Zone Three (R-3),
· Park Zone (P) to Residential Zone One (R-1),
· Park Zone (P) to Residential Zone Two (R-2),
· Park Zone (P) to Residential Zone Three (R-3),
This proposal involves a vacant nine hectare property (having PID 60197357), located at 819 Waasis Road, beside the Oromocto West Day Care, and a 10m strip of town owned land (portion of PID 6006251) running along the north side of PID 60197357. The 3970m2 parcel had been intended to provide a potential future access from Waasis Rd to Anniversary Park. It is proposed to be rezoned and added to the overall development under the condition that a public multi-use trail connection to the park be integrated within the development.
The majority of the land is currently zoned Residential Zone One and the application is to permit higher density residential development. It is intended that the development will contain 292 total units with a mixture of housing types, including 15 single detached homes, 7 duplexes, 5 triplexes, 7 fourplexes, with 4 four-storey 35 unit apartment buildings, and 1 four-storey 80 unit apartment building. The development would be broken up into in six phases and developed over an approximately twelve years,
This proposal also requires an amendment to the Town of Oromocto Municipal Plan By-Law to redesignate lands from “Residential Low Density” and “Park and Open Space” to “Residential Low Density”, “Residential Medium Density”, and “Residential High Density”.

The hearing of written objections of proposed By-Law 522-G, A By-Law to Amend the Zoning By-Law, will be held in the Council Chambers at the Oromocto Municipal Building, 4 Doyle Drive, Oromocto, NB on July 20th at 5:30 pm.
